Ever since starting out in the property management business, the standard 1% charge on the sale of a property is something that always stumped us; it is something we call the windfall profit clause. As a property owner or leaser, you get paid upon finding a tenant to occupy a property. Upon the potential sale of that property, some property managers want to charge a 1% commission on that sale, even though they did not relist the property but rather they have managed it; something they have been paid for. That is why we don’t believe in this standard charge and do not charge it, we are being paid to manage.
